Nantucket
at a Glance
Nantucket is an island 30 miles south of Cape Cod, Massachusetts. Together with the small islands of Tuckernuck and Muskeget, it constitutes the town of Nantucket, MA and Nantucket County, which covers all three islands. Nantucket was originally part of Dukes County, New York until 1691 when it was annexed to the newly formed Province of Massachusetts Bay, and eventually formed Nantucket County.
Nantucket has become famous for being
a tourist destination and summer colony. With its boutique
shops, art galleries and museums, Nantucket has become a popular
destination for New Englanders. The population of the island
soars from approximately 10,000 to 50,000 during the summer
months, due to tourists and summer residents.
Nantucket Real Estate
Whether you are buying a year-round
home, a second home or an investment property, buying real
estate on Nantucket can be a very unique experience. The island
has several unique areas to choose from, so it would be a
good idea to contact the Nantucket Association of Real Estate
Brokers (NAREB). Something else to consider is that Nantucket,
unlike many other affluent communities across the United States,
has unusually low property taxes (2002: $4.21 per 1,000), despite having some of the highest real estate values in Massachusetts.
You will also be charged the Nantucket
Land Bank Transfer Tax when you purchase your real
estate. This fee will collect two percent on your sale. It
allows for the maintenance of public space and insures that
property taxes are kept low.
When purchasing real estate on Nantucket,
it is important to consult with a Nantucket Real Estate Lawyer
in regard to purchase and special taxes.
Getting There
Nantucket is accessible by boat and plane. Ferries and cruise ships depart from Hyannis on a regular basis. There are also several major and local airlines flying into Nantucket Memorial Airport. One also has the option of chartering a private boat or plane to Nantucket.
Nantucket Points of Interest
The
National Park Service has designated the entire
island as a National Historic District. The island also features
one of the highest concentrations of pre-Civil War structures
in the United States. The
Nantucket Life-Saving Museum is dedicated to the
early “Nantucketers who saved hundreds of lives in and near
the island's treacherous shores and shoals.” The
Nantucket Atheneum, is a “private non-profit organization
provides public library service to the island’s year-round
and seasonal residents.”
