Cape Cod at a Glance
Cape Cod was one of the first places settled by Europeans in North America. The Cape as it simply known, is an arm-shaped peninsula that lies with in Barnstable County, MA, and forms the eastern most point in the state. Although it was originally connected to the mainland, the 1912 Cape Cod Canal, effectively severed The Cape, making it a large island.
While Cape Cod has a year round population of about 230,000, it experiences a population explosion every summer with tourists flooding the towns and beaches between Memorial Day and Labor Day. Most businesses are specifically aimed at tourists and so are only opened during that season.
Cape Cod can be divided into four areas, the Upper Cape, Mid Cape, Lower Cape and Outer Cape. The Upper Cape includes the towns of Bourne, Falmouth, Mashpee and Sandwich. The Mid Cape includes Barnstable, Dennis and Yarmouth. There are seven villages in Barnstable, most notably Hyannis. Hyannis serves as the door to Nantucket and Martha’s Vineyard. The Lower Cape is home to Brewster, Chatham, Harwich and Orleans. The Outer Cape includes the towns of Eastham, Wellfleet, Truro and Provincetown.
Provincetown, or “P-town,” is one of the most recognizable towns on Cape Cod. P-town is best known for its beaches, artists and as a significant gay resort town.
Cape Cod Real Estate
Whether you plan to buy a simple cottage or a luxury home, a year-round residence or an investment property, Cape Cod has many homes and areas for you to choose from.
Cape Cod is fortunate enough to have relatively low property taxes. In 2005, property taxes for all 15 towns on Cape Cod ranged from $3.94 to $9.54. To see the breakdown of property taxes in Cape Cod, click here.
As on Nantucket and Martha’s Vineyard,
Cape Cod is also subject to a Land
Bank Tax. On The Cape, a real estate buyer will
be charged a three percent fee on their purchase. The purpose
of the Land Bank Tax is to support the acquisition and protection
of land for public use, including the protection of drinking
water.
When purchasing real estate on Cape
Cod, it is important to consult with a Cape Cod Real Estate
lawyer in regard to purchase and special taxes.
Getting There
You can drive right to Cape Cod. There are two bridges over the Cape Cod Canal for driving, the Sagamore and Bourne Bridges. How far you have to travel depends entirely upon which area and town you are going to visit. Cape Cod is also accessible by air. Barnstable Municipal Airport offers service between New York, Boston and Providence. There is also a ferry from Downtown Boston to Provincetown.
